Before

Every development deal that came in arrived as a brochure PDF. Somebody had to read it, pull out the numbers that matter, GDV, purchase price, build costs, CIL and S106 contributions, the timeline, then look up the planning and CIL position for the site, then type all of it into Hallcroft's appraisal spreadsheet to see whether the deal worked.

That is an afternoon per deal, and it happens before anyone knows whether the deal is worth an afternoon.

What was built

Drop the brochure in. The system reads it, extracts the numbers, looks up planning and CIL data for the site, and fills in Hallcroft's own master appraisal template. What comes out is the same Excel appraisal Adrian was already using, with the inputs already in it.

It doesn't decide anything. It does the typing and the lookups so the judgement call can happen immediately instead of after the data entry.

What changed

Deals get appraised in the order they arrive rather than in the order somebody had time for. The cost of looking at a deal drops far enough that looking at all of them becomes reasonable.

What Adrian owns

Self-serve. It runs on his own machine and his own accounts, with his own appraisal template as the output format.
