Adrian Cormican runs Hallcroft Finance, an FCA-regulated bridging and development finance broker in the City of London. His business depends on reaching property developers before anyone else does.
Before
Finding those developers was a person's job. His colleague James would work through Rightmove listings by hand, look up which company was behind each development, find the directors on Companies House, hunt for an email address, check it wasn't dead, and then type all of it into the CRM. Every lead, one at a time.
It worked. It just capped how many leads the business could touch in a week at however many hours James had.
What was built
A five-stage pipeline in Make.com:
- Pull the listings from Rightmove
- Identify the developer company behind each one
- Pull director and officer records from Companies House
- Find the likely email addresses and verify they deliver
- Push the qualified contact into Pipedrive, ready to work
Anything the pipeline can't resolve doesn't get guessed at. It lands in an Airtable view called "No Email Found" so James can look at it himself, and a "Deliverable" view holds everything that's ready to go.
What changed
James stopped being the pipeline. He works the output of it. The research that used to fill his day happens whether or not anyone is at a desk, and the leads that need a human get flagged as the exception instead of being the whole job.

What Adrian owns
It runs on Hallcroft's own Make.com, Airtable and Pipedrive accounts. The monthly retainer covers keeping it running, not access to it.
